  1. Shut off your main water valve at the house or have the water shut off and lock main valve at the street.
  1. Pour ½ pint of Clorox in the toilet bowl and water box, cover with saran wrap.
  1. Pour ½ pint of vinegar in bottom of dishwasher and let stand.
  1. Pour 1/8 cup of lime or lemon juice down the disposal" Follow with 1/4 cup corn oil. The citric acid in the lime juice kills most of the bacteria" The corn oil drives out the water and keeps the machine lubricated"
  1. Leave water lines charged" DO NOT DRAIN when leaving. By shutting off your main valve you minimize the chances of water damage to your home should your water heater rupture"
  1. Turn off those electric circuits not needed during your absence. BE SURE TO TURN OFF YOUR HOT WATER HEATER circuit breaker"
  1. Leave word with the Managers Office or the Crime Watch Patrol and leave a key with a neighbor so they can check the home.
  1. Remove and store ALL PORCH FURNITURE, hanging planet's garbage cans, water hose and loose objects in the yard to prevent blowing around in case of heavy storms"
  1. Set your humidistat at 50% and temperature control to 80 degrees F. (Auto & Cool). DO NOT TURN OFF CIRCUIT BREAKER TO AIR CONDITIONER.
  1. Leave all cupboard doors ajar and all clothing doors open slightly so that when the air conditioner does come on air will circulate to some degree" (USE PLASTIC HANGERS)
  1. Placing briquettes of charcoal and white school chalk around perimeter of rooms and in drawers will keep down dampness"
  1. GOLF CART: Lower the curtains and check water level in batteries-
  1. On your return, set your humidistat at "ON", Auto & Cool and your desired temperature" When using the HEAT, keep on Auto and desired temperature. USE FAN ONLY when you want to circulate the air, then return to Auto & Cool.

To prevent bacteria and odors from forming, remove all foods and leave the refrigerator door open. Also leave the dishwasher door open and clean the inside of garbage cans. In warmer climates, bacteria formation is a major issue that can be avoided with a little soap and water. Odors can also come from an open drain in the bathroom, kitchen and laundry. Close or add drain stoppers and seal them with blue painter's tape.

The warmer climate is also hard on batteries, so these should be removed from all the clocks, alarms, remotes, etc. However, some thermostats require batteries, so these should be replaced before closing the home for the summer. The electrical service will be left on to operate the alarm system, air-conditioning unit, dehumidifier and fans, but you can turn off the breakers to the range and oven, the microwave, refrigerator, and water heater. Unplug TV sets, recorders and other non essentials. Clean all outside furniture and decorative items and store inside.

In warmer climates the main water supply can remain on, but you might want to add locks to the outside hose faucets and turn off the individual water supplies to sinks, toilets and laundry equipment. Gas-powered mowers, carts, etc., should have "Sta-Bil," a fuel stabilizer, added to their gas tanks and then operate the equipment for a few minutes to prevent corrosion of the engines. Do not store gas inside the house. Sta-Bil can be found at home and auto stores or online at sta-bil.com.au.

Hurricane winds can cause trees and branches to fall, so before hurricane season trim or remove damaged trees and limbs to keep you and your property safe.

Secure loose rain gutters and downspouts and clear any clogged areas or debris to prevent water damage to your property. Reduce property damage by retrofitting to secure and reinforce the roof, windows and doors, including the all outside doors.

Now that the house is secured from the weather, the last thing to do is protect it from pest invasion. Have the home's interior and exterior treated for ants and other creepy, crawly creatures now and again when returning in the fall.
